Why we chose Design 2:

What we had to change:

Refined Facade Composition
The previously continuous glass façade is being reduced and reorganized into smaller window groupings. This variation introduces better visual rhythm while improving privacy, energy control, and material balance across the elevations.

Residential Reorientation
Apartments will be repositioned toward the west side of the building, facing the property buffer line. This enhances privacy, optimizes views, and helps create a softer edge condition between residential units and adjacent site boundaries as well as a better view with a tree line instead of a parking lot.

Enhanced Sustainability Measures
Possible solar exposure will be utilized on the roof plane to support renewable energy generation. The building will incorporate solar panels facing north as an integrated part of the architectural and environmental strategy.

Natural Daylight Strategy
Skylights will be added throughout the main hallway to introduce natural light, improve spatial quality, and reduce reliance on artificial lighting.

Preliminary Design 2
Design Concept & Heuristic: For Preliminary Design 2, the guiding heuristic is metaphorical, inspired by the concept of a linear assembly line for workers. The design interprets this metaphor through a streamlined spatial organization, where the apartments are elevated above the parking area. Functionally, this arrangement allows the building mass to serve as a canopy—providing shade and protection for both the parking spaces and pedestrian walkways. Formally, the composition establishes a clear hierarchy of geometric volumes, employing a series of interrelated squares that reference Richard Meier’s disciplined use of geometry.
